Amendment 3 Could Cut a Homestead Tax Bill, but It Comes With a Services Tradeoff

Homeowners have a money question worth studying before next month’s ballot: Amendment 3 would enlarge Florida’s homestead exemption for taxes other than school-district levies. The measure would raise the exemption to $150,000 in 2027 and $250,000 in 2028 for qualifying longtime residents, then adjust it for inflation. It would also lower the annual assessment-growth cap on many non-homestead properties from 10% to 5%. That can mean tax relief for eligible homeowners and some protection for rental or commercial property owners. The tradeoff is that cities and counties would collect less flexible property-tax revenue, which is why Miami-Dade leaders are split over possible effects on police, fire, roads, parks and libraries. School-board taxes are not included in the enlarged exemption, so this is not a promise that every line of a tax bill falls.
The amendment needs 60% approval statewide. To see what the proposal could mean at your address, pull up your latest property-tax notice and identify the portions outside school-district levies. Then compare the official ballot language with arguments from both sides and decide from the numbers rather than a campaign slogan.

Isaias Has a Name and 65-mph Winds, but South Dade Is Still Outside the Watch Area

Isaias is no longer just a disturbance on a map. The National Hurricane Center said the tropical storm had 65-mph winds late Wednesday afternoon and was moving east-northeast across the southwestern Gulf. Forecasters expected it to become a hurricane Thursday and issued watches for portions of the northern Gulf Coast. South Dade was not inside those watch areas in the latest advisory, so residents can keep local preparations calm while checking on relatives, deliveries or travel headed toward the Panhandle and central Gulf Coast. A fast-strengthening storm can change plans well before landfall, which makes a live advisory more useful than a saved social-media graphic. South Dade’s Robotics Team Brought Home the Team Spirit Award

South Dade Senior High students gave the community a win worth cheering. The school’s Cobra Robotics team earned the Team Spirit Award and reached the playoffs at the 28-team Space Coast Showdown. Students also diagnosed and repaired their robot during competition, the sort of calm problem-solving that turns classroom skills into career skills.
