Homestead Passes a New Ordinance to Tackle Its Stray Shopping Cart Problem
Homestead City Council has passed a new ordinance aimed at solving the city's persistent problem with abandoned shopping carts. City officials say residents regularly take carts from store properties to haul groceries home, then leave them behind in parking lots, medians, and empty lots around the city rather than returning them. The ordinance is meant to put more responsibility on stores to retrieve their own carts and give the city a real enforcement mechanism instead of just cleaning up after the fact. It's a small quality-of-life issue, but anyone who's driven past a cart abandoned in a canal or median for weeks knows it's a real one.

Homestead's population just crossed 86,000, up nearly 7% since 2020
The U.S. Census Bureau's latest estimate puts Homestead's population at 86,242 as of mid-2025, up 6.8% from the 2020 count. That's a meaningfully faster growth rate than most of Miami-Dade, and it's the underlying reason so much of what shows up in this newsletter, new subdivisions, a cooling but still tight housing market, road projects, new schools, keeps happening at the pace it does. Downtown commercial real estate reflects the same trend: a property at 1801 N. Krome Avenue recently closed for nearly $1.5 million, and new tenants keep signing on for space along the historic Krome corridor.

More Than 4 in 10 Homestead Houses for Sale Have Cut Their Asking Price
According to PBP Real Estate, Homestead home sellers may be getting a little more realistic about what buyers are willing to pay. New housing-market data dated September 12 show 224 of 544 active single-family homes in Homestead, or 41.2%, were listed below their original asking price. Among the homes that had been reduced, the median price cut was about $24,000. Condos weren't much different, with 41.7% listed below their original asking price.
For buyers who've been sitting on the sidelines, that's worth watching. It doesn't mean Homestead suddenly became cheap, but it does suggest buyers may have more negotiating room than they did when practically every listing felt untouchable.
A New Ice Cream & Candy Shop Is Planned for Downtown Homestead
Another vacant Krome Avenue storefront is being targeted for new life. The Homestead CRA approved a $55,000 Business Relocation and Expansion Grant to support Ice Dream & Co., a planned ice cream and candy shop at 51 N. Krome Avenue.
Up to $30,000 can go toward installing a grease trap, with another $25,000 available for other eligible improvements. It's a relatively small project compared with the big housing developments going up around Homestead, but businesses like this matter if downtown is going to become somewhere people actually stay after dinner rather than simply drive through.
