Your TRIM Notice Is in the Mail, Here's What to Do With It
Miami-Dade property owners should be receiving their TRIM (Truth in Millage) notices around now. This official notice shows your proposed assessed property value, exemptions, and estimated taxes for the year.
The TRIM notice is not a tax bill. It’s a proposal—and it starts a strict 25-day deadline to appeal your assessment with the Value Adjustment Board if you believe your property has been valued too high. If you miss the deadline, you generally lose the opportunity to challenge that assessment through the VAB for the tax year.
If something doesn’t look right, a good first step is to request a free informal review with the Miami-Dade Property Appraiser’s Office. If the issue isn’t resolved, you can file a formal VAB petition for a modest filing fee.
One important distinction: the TRIM appeal process concerns your property’s assessment for this tax year. It is separate from any statewide ballot measure concerning the homestead exemption, which would address broader tax policy rather than the assessment shown on your current TRIM notice.

Homestead Senior High's Magnet Programs Are Worth a Second Look
With the new school year underway, families looking at high school options may want to take a closer look at what Homestead Senior High has to offer.
Beyond the traditional high school curriculum, Homestead Senior High gives students the chance to explore specialized career paths through several magnet programs. Students can choose from the Academy of International Business, Academy of Aviation/Aerospace, Academy of Travel and Tourism, Environmental Horticulture Science and Services, and Health Science Education.
One program in particular stands out: the school's Health Science Education program is one of only three in Florida that can lead students to a Certification in Practical Nursing. That means students have an opportunity to begin preparing for a healthcare career before they've even graduated from high school.
With more than 2,200 students, Homestead Senior High is one of two high schools serving much of Homestead, Florida City, and Leisure City. For local students who already have an idea of the career they might want to pursue—or simply want the opportunity to explore one—these magnet programs make the school worth a second look.
